Move out inspection sheet. If you have completed your one year lease and can

complete the move-out inspection sheet, your odds of receiving you deposit back are much greater.

The Deposit

The deposits purpose is to give the tenant incentive to leave the property as it was found. The Deposit cannot be

used for rent. If you break the lease you will loose your deposit. We need a tenant to stay at least a year to make

it profitable for the landlord. If a lease is broken the deposit is used to make repairs and clean up the building for

the next tenant. We will usually loose a months rent between tenants. Please do your best to take care of the

property as if it was yours.

 

Paying the Rent On Time

The rent is due on the 1st of each month and past due on the 5th of each month. The late fee is $40.00 and a bounce

check fee is $25.00. It is in the best interest of the tenant to pay the rent on time every month. We do have creditors

and employers call us for references on present and past tenants. When a tenant takes care of the property and pay

their rent on time is shows others they are responsible people whom they can depend on . Paying your rent on time

will effect how and when you buy a car or a house in the future.

Persons Sharing a Property

Please mail all of the rent in the same envelope. This makes it much easier to credit you account as paid. We rent by the

house or apartment, not by the room. If one roommate moves out the remaining tenants are responsible for the entire rent

of the property.

 

Pets

Pets are a landlords nightmare. A landlord always prefers a tenant not to have pets. But most people like to have animals

in their house with them so the landlord must have a way to permit this. A pet deposit is required if a pet is kept inside the

house. The pet deposit is 1/2 the regular deposit of the house or apartment. The pet deposit can be returned if there is no

damage to building or pet smells inside the house.  

 

Lawn Maintenance

The tenants renting houses are responsible for keeping up the lawn unless otherwise stated at the beginning of the lease. If

you see you cannot cut your grass, please let us know and we will cut it for you. The cost is $35.00 each time.  You will find this

is a good bargain.
